Bluegrass Industrial park is the premier business park in Louisville. Opportunities to buy and sell property are rare due to the extremely high demand in the park. So when a “for lease by owner” sign went up, I started calling immediately. After months of voicemails, I was able to get a meeting set with the owners. The owners were having trouble leasing the space on their own and decided to give me a chance to fill the property for them. The owners correctly believed that the same energy I showed when getting in contact with them would now be directed towards finding a tenant. The original goal was to lease the property to a long-term tenant. There were quite a few showings and multiple tenants that were interested in the space. However, the final showing was to a group that, after seeing the building, decided they wanted to buy it instead. They made a compelling offer, but I was able to negotiate a higher price and larger deposit to benefit my clients. After being on the market for just 8 months, the property was purchased by 310 Tempering, a local company in the Bluegrass Park looking to expand their footprint.
